LANCASTER PREMISES

Report by the Finance/Admin. Officer

A. Purpose of Report

To alert Members to the current situation with regards to the Lancaster office premises.

B. Recommendation

1. Report

1.1 For many years the Committee has leased office and garage premises on campus from the University of Lancaster.

1.2 We have recently received notice from the landlord’s solicitors ending our tenancy on 5th August 2007. It is our understanding that our building is to be demolished to make way for a new leisure complex.

1.3 We have asked our solicitors to deal with the legalities and to see if any extension to this notice period can be arranged.

1.4 Meanwhile, the University is looking into the possibility of relocating the office on campus.

1.5 Our present rent is £13,500 per annum, although renewal of the lease was due last August, when we budgeted for an increase to £15,750 per annum.

1.6 It is our understanding that commercial rates at present are between £8 and £12 per square foot – this could mean having to pay between £17,000 and £25,000 for premises to meet our needs, plus the possibility of having to pay for buildings insurance (currently covered by the University).

1.7 Members please note that it may be necessary to increase the accommodation budget for 2007-2008 and subsequent years.
